Many of the homes I sell have spectacular views. That's not surprising since the Palos Verdes Peninsula hugs the Pacific on three sides (it is a peninsula) and is graced with hills that tower high above the craggy coastline. A view is often high on a buyer's must have list.
Last week I sold a view home and this week I listed another view home on the same street. Here's the branding issue: I usually feature the view photo as the primary photo on the MLS and other real estate sites as I consider view to be a powerful magnet when it comes to attracting buyers. It also enables my listings to step out of the row after row of house photos and give the prospective buyers a glimpse beyond the boundary lines of the property. However, since both homes are on the same street with similar views and listed by the same agent (that would be me) will prospective buyers think the first listing failed to close escrow and is back on the market?

You can see why I considered this the number one selling feature--the view is absolutely breathtaking.
As you can see from the primary photo from listing number 2 I love capturing the view from beneath an umbrella and this shot is a player in my branding arsenal.
However, to avoid confusion I moved this photo to spot number two. Although the views are similar the homes are quite different.
Thank heavens we can now post multiple photos. So when your eyes glaze over after viewing row after row of front of the house photos, click on more photos and step outside the boundary lines of the property and enjoy the view.
