Have you grown tired of seeing the real estate sign prominently displayed in your front yard? Are other homes in the neighborhood selling while yours languishes on the market month after month? Selling a home is a commitment of both time and effort. To paraphrase Betty Davis, it is not for sissies or the faint of heart--especially in this market.
Luxury homes in my market are lingering on the market, but the properties offering the best package are selling. This "packaged deal" consists of the best price, best condition and best location. If the price is too high the days on market will continue to grow. If the condition reflects neglect or deferred maintenance expect to compromise on price. If the location is less than desirable the price must acknowledge the decrease in value caused by street noise or other nuisance.
Price sells. There is a buyer for every property; and your buyer will arrive when you have your property priced right. Before you reduce the price tour your property with all your senses activated. How does it look from the curb? Is the entrance inviting? Does it smell of pets and athletic gear? Is it cluttered and messy? Do the windows sparkle? Cure as many of the sale inhibitors as you possibly can. Your goal is to create the desire to live in the house you are selling.
Buyers have great eyes. They will see the worn carpet. They will see the stains on the ceiling. They will see all the flaws you are willing to overlook in your home because they do not love it yet. Every showing is a first date so make sure your home is flaunting its best assets. Once condition, location and price are aligned a love-match is surely in the making.
