Do You Show Your Listings to Out-of-the-Area Agents' Buyers?

I received a call from an out-of-the-area agent inquiring if my listing at 32332 Phantom Drive in Rancho Palos Verdes would be open Sunday. Nothing so unusual about that call.

I replied, "No, but it will be open the following Sunday 1-4pm."

"Would you mind showing it to my buyers tomorrow afternoon?" He asked without missing a beat, but in a most polite manner.

"I'm sorry, but I am otherwise engaged tomorrow, and not available to show property." My response was fast and firm.

He retorted with continue creative delegation. "Will your seller be available around 5:00pm to let my buyers in to see the house?"

With no hesitation I replied, "I would not ask him to show his property without an agent present."

Not wanting to do his job for him, but also not wanting to miss a sale, I added, "I can't help you this weekend, but I will hold a broker open house from 11am to 1pm on Tuesday. Your clients are welcome to stop by and tour the property since they live in Palos Verdes."

I also reminded him if the property is still available there will be a public open house the following weekend.

The conversation continue for a few minutes. The dangling of a cash offer did not dampen my conviction. I did give the out-of-the-area agent some viewing options that did not involve driving fifty miles, and were offered forth with an air of cooperation. Call me old school, but I'm of the opinion the buyer's agent should show the property.

I'm looking forward to meeting the buyers at my broker open house. I hope they show up because I think I would enjoy working with this very polite agent IF I can just get him to do his job.
