Ocean View Homes and Trump National Too--All in a Day's Work in Palos Verdes

If the first weekend of 2010 is a bellweather of things to come, I think I'm going to have a great time during the next twelve months. Saturday morning will find me writing emails to escrow in preparation for an early January closing and removing inspection contingencies for another upcoming closing.

Saturday afternoon I will be part of the team holding Donald Trump's Trump National Estates open to the public from 1:00 to 4:00pm. I'm honored to be included in this hand-picked team. The Second Decade: A Brave New Real Estate World Awaits in 2010

Let's face it, only the strong and savvy survive a shake up and shake out of the magnitude the past few years showered upon the real estate industry. If you're still in your home and still have your job then give yourself a self-congratulatory pat on the back. You are a survivor and still in the game.

What a difference a decade makes. The new millennium began with Let the Good Times Roll and ended with The Party's Over. Many agents cleaned out their desks and fled for greener pastures. Others banished the excess, trimmed the fat from their business plans and hunkered down for the long haul. Similar situations occurred in many other industries. The Fat Cats were not quite as portly and the slices of the Great American Pie grew smaller.

My guess is if you're not running a leaner, meaner and greener business than you operated in 2000, you are no longer in business or you have very deep pockets while you wait for things to return to "normal." Real estate is a volatile industry marked by cyclical ups and downs. Whatever stage of the cycle it is currently in is normal.

One of the trademarks of a survivor is to adapt to the current environment and thrive during every market swing. The challenges are greater but so are the rewards for those who persevere. Whatever your industry, your real estate goals or your personal goals, 2010 will present challenges and opportunities as the year unfolds. Your success will be determined by your actions.

Counting Blessings Past on Christmas Day; Creating New Blessing for 2010

I remember the last roller coaster I rode. It was in Myrtle Beach in 2003. I picked up my son, the Marine, from his military base and we drove to Myrtle Beach in a rented convertible (top down, of course) for a weekend of fun before his inevitable deployment to Iraq.

The roller coaster looked ancient but we secured ourselves and were confident we would enjoy the experience more than we feared it. The thought occurred to me as I held on for dear life while it climbed and dropped with growing speed, then took hairpin curves with wild abandon, this ride may kill me! Needless to say, it did not.

I thought of that roller coaster ride more than once as I navigated my way through my real estate career in 2009. It was a wild ride, but also a year filled with growth, challenges and enough success and blessings to make me thankful for the ride.

Christmas Eve found me at the office confirming acceptance of an offer. The last week of 2009 will find me opening escrow, conducting inspections and well on the way to creating new business blessings for the New Year. The 2009 real estate ride was worth the ups and downs.

2010? Oh yeah, I'm ready for another great ride.

Retiring Boomers and Move-up Buyers: A Game of Musical Homes in 2010?

I have several clients dreaming of retirement homes in the Greater Palm Springs area. I have numerous buyers anxious to move their young families to the Palos Verdes Peninsula to take advantage of the award winning school district. If lenders can provide the loans, I think 2010 will unleash pent-up demand on both fronts.

If you are a seller who is anxious to move on to the next phase of life I think 2010 will find buyers anxious to purchase your Palos Verdes home. Prices have come down, interest rates are very attractive and the recession is losing its grip on the nation. It reminds me of late 1996 during the last housing downturn when we saw the first glimmer of signs the market was beginning to pick up. Can buyer confidence be far behind?

2010 Shopping Shoes and Sellers Too

I'm hoping all my prospective home buyers who did not find "the one" in 2009 will put on their shopping shoes, or boots if they are buying horse property, in 2010.

Prices are still high in Palos Verdes, but they have come down from their lofty high of 2006. This week I wrote an offer for a move-up buyer and I'm predicting next year will see more of the same. Banks are bringing back jumbo loans at fantastic rates and that is good news for buyers and sellers.

Sellers will be able to list their homes knowing financing is more readily available. Current inventory is extremely low in Palos Verdes. If credit is easier to obtain, reluctant sellers will be inclined to list their home for sale and forget about the equity that got away. Many of my clients have realized it is simply time to accept the present market and move on with their lives.

Many long time residents of Palos Verdes are ready to downsize and move to their retirement home. Many move-up buyers have sold or will sell their homes to first time buyers. It is the way the housing market moves, and I think we can expect more movement in 2010.

Ho, Ho, Ho, It's Not So Slow

There's a simmering expectation that something is about to happen in the real estate market. Some say we have reached the bottom of a declining market; others say get ready for the next wave of foreclosures and the sure-to-follow price free fall. Add the seasonal slowdown to the market mix and it's hard to predict what lies ahead. I'm not relying on crystal ball peering, I'll work with whatever the market dictates, and judging by today's calendar, the market is not so slow.

Five days before Christmas finds me showing ocean view homes in Palos Verdes to buyers in search of a coastal home for weekend getaways and future retirement home. I'll show them the usual suspects: Homes in the Portuguese Bend Beach Club, homes overlooking Trump's golf course and other coastal enclaves that offer a view of the Pacific and the opportunity to enjoy the location, weather and amenities of the Palos Verdes Peninsula.

After a late lunch I will meet with a prospective buyer who decided (finally) now is the time to buy. This is huge, after all he has religiously followed the rise and fall of Palos Verdes real estate for the past five years. Today we will write an offer on a house he has watched for the past four months. Every price reduction noted, all sold comps carefully studied and loan pre-approval in hand. I applaud his decision, because I think it is a good one based on the following:

1. Properties in his under $800,000 neighborhood are selling fast with multiple offers--think over asking price.

2. Properties in his move-up neighborhood of choice are lingering on the market a few months.

3. Based on the demand for his current price range, and the lesser demand for homes priced over $1,000,000 he has decided now is the right time for him to sell high and buy low.

As this Sunday before Christmas draws to close I'm expecting one more real estate question to be answered; I'm hoping the third offer written will be the lucky one for my prospective buyers engaged in a seemingly never ending bidding war for a Torrance home priced under $700,00. They've lost to cash, the proverbial king, a few times, but we are still playing the game and hoping persistence pays off.

Perhaps staying busy throughout the holiday season will be a gift that bears fruit for my buyers, sellers and myself during the upcoming New Year.

All She Wants For Christmas Is a Home of Her Own

I have given some good gifts during 2009. I have received bigger and better ones. I've helped several first-time investors become landlords and take the first step toward building their real estate empire via income property. One couple gifted me with another purchase and it will be my first 2010 sale. Another will make her second purchase next year.

Lives disrupted by divorce and debt were eased by the sale of a home that no longer fit. They rewarded me with additional income listings and also referred a relative. A friend's son purchased a home and that transaction spawned two more referrals. And the list goes on. Each transaction resulted in me receiving more than I gave. That is not a bad way to complete a challenging year.

My biggest disappointment is my inability to find a home for the holidays for a persistent and devoted prospective buyer. During the course of the year we found a few gems, wrote several offers but each time another buyer in the multiple offer pool walked away with the prize. She discovered she is not the only buyer looking for a Craftsman cottage or an Old Spanish charmer. Although she is limited by cash and commute, her determination is boundless. We are not giving up, simply adjusting the time-line.

We will not make the Christmas deadline, but I think she would adore falling in love with a home of her own in time for Valentine's Day.

Palos Verdes Home Sales Predictions for 2010

Jumbo loans are back. Can movement in the high-end luxury home market be far behind? Savvy buyers will continue to cherry-pick the best of the best deals, but with jumbo loans easier to obtain my prediction is the $2,000,000 and up homes will play an active role in the Palos Verdes real estate market in 2010.

How low will they go? The competition is fierce for prime entry-level homes in Palos Verdes. It's the location and the schools that continue to support the prices at the low end of the price spectrum. Bank-owned and short sale properties comprise a minuscule portion of the local market and therefore, have little to no impact on Palos Verdes Peninsula prices.

Super-sized homes shrink in size but grow in "greeness". Today's buyers are concerned with the environment, the economy and the day to day cost of running a McMansion. Water is a precious commodity in Southern California and conspicuous consumption of Mother Nature's resources is frowned upon. Look for desert friendly landscaping to make a return as water bills skyrocket.

Price and value will align. Seller will release their "unrealized equity gains" to the universe and price properties in line with recent sold comps in their neighborhood. Those paper gains are gone. After all, how can you lose something you never really had?

The fluidity of the market is a given, and like the undulating ocean will continue to ebb and flow based on the pull of the economy, employment and local lending environment. My parting 2009 wish: May 2010 bring small improvements for all conditions impacting the housing market.
