Convincing Circling Buyers to Land on the Home of Their Choice

I have a bevy of buyers, wonderful qualified buyers. Many have spent several months on the buyer's circuit. A few have spent years looking for the perfect home at the right price in the neighborhood of their choice while they wait for the housing sector to hit bottom. They are smart, savvy people and educated buyers.

I do not believe in the hard sell. I believe facts in hand, or on their computer screen, is more effective than hot air in the face. Today I received a lovely touch base note from a fellow agent. It reminded me how convincing facts can be.

In the note the agent elegantly stated homes in the price range of his listing have increased by a specific percentage during the past year, inventory has decreased by an equally impressive number and they recently reduced the asking price. No play on emotions, just the facts.

One of the prospective buyers I'm working with likes the house a great deal, and perhaps a serious re-evaluation of the facts, combined with the price adjustment, will convince him it is time to move out of the circling pattern and zoom in for the landing.
