The Transitory and Impermanent Nature of the Real Estate Market and All Things in the Universe

This morning I was in the mood to look at the big picture, the really big picture. Usually, I zero in on my local market conditions and statistics to keep my finger on the pulse of what is happening and what I need to do. I know the best buys, the short sales, the fixers, the hot spots and the overpriced properties. I know the trigger price point for my listings.

I have buyers wanting to pull the purchase trigger.

My little fiefdom is ready, willing and wanting to rise up from the doldrums of the mire it is stuck in, but the greater forces of change and impermanence have not sufficiently had their way with the prevailing conditions to allow growth and expansion. The law of equilibrium is still trying to get its sea legs. It looks like we will have to crawl out of this recession one sale at a time.

Eleven groups attend my $4,500,000 open house yesterday. Seven attendees expressed interest in the property and two of the parties stayed for 30 minutes or more. They lingered, they expressed a gamut of emotions from anger to disbelief that they, successful business people with enough assets to consider themselves well-to-do if not down right wealthy, cannot obtain a loan even with a couple million as a down payment.

Until the prevailing conditions change, and they will, we must remain steadfast in our resolve to work with the opportunities at hand. Wherever there is distress, opportunity lies in waiting. When we eliminate the suffering of a homeowner in foreclosure by bringing an offer to purchase his property from a buyer, we multiply hope for both. Hope is an important component of recovery and essential to the human spirit.

The acceptance of impermanence makes the worst of circumstances easier to tolerate and overcome.
