I must confess, not one of the buyers I am currently working with ever mentioned their home purchase was hinged to the passage of the $15,000 home-buyer credit. Yes, it would help, but it was not a deal breaker. There are other more daunting hurdles facing them.
The deal breakers and deal delayers are 20% down payment requirements, housing prices that are still out of reach for many buyers in my market of Southern California and an economy that is freaking out even the most optimistic wannabe home buyers. It is no wonder even those who can afford to purchase are afraid to commit to a loan that may not be there when they need to close, and to a home value that may plummet before the keys to the front door are handed over to them. Faith in our economy is waning and fear of what's next is rising.
The world has never needed a new Super Hero more, and few segments of the economy need it more than the housing market. Now is the time for all good Agile Agents to come to the aid of their sellers and buyers by bringing much more to the table than a measly $15,000 credit.
Agile Agentswill price new listings according to pending sales in the neighborhood, not by six month old sales. This super power will raise consumer confidence, relieve seller frustration--it's no fun to make your bed every morning and never have a showing. Best of all, it will make 500 day listings a thing of the past.
Agile Agents will know the market statistics and will take their buyers to the best of the best buys, thus saving the buyers thousands of dollars (often much more than $15,000). They will negotiate credits when necessary and make sure their client does not overpay for the home or related services.
The Agile Agent knows the housing market will recover one home at a time. Let's make it easier for every Agile Agent to fulfill this mission by not inflating the inventory with overpriced listings that increase the average days on market and make the market appear more sluggish than it is. At the right price there is a buyer for every property.
The Agile Agent's brand will be one of truth, responsibility, closed sales and satisfied clients. No cape is required.
