A Fall Facelift for Your Tired Listings

Let's face it, sometimes a fabulous house will linger on the market for months. What's an agent to do?

One of my listings is a great house on a sought after street in a lovely coastal neighborhood. My thoughts are beginning to echo my seller's question: Why hasn't it sold?

Let's eliminate some of the obvious suggestions. It is so clean it sparkles. The windows were all washed by my favorite window washing service and I was honestly afraid someone might try to walk through the glass of an unopened door!

The owner spent big bucks on landscaping and now this one level traditional is overflowing with curb appeal.

I know what you're thinking, it must be the price. More on that later.

Must be the marketing, I can hear your thinking. Nope, it's had weekly print and 24/7 Internet coverage. There's a sign on the property, open houses galore for brokers and the public and it appeared in one of the glossy real estate magazines.

So what's my next move? The courtyard and patio are being staged this weekend. The interior is already lightly staged, but there was something disturbing about the vacant courtyard with no place to sit, or sip morning coffee while tending the roses.

The backyard is private and very inviting. The raised brick patio is expansive, and it was vacant until yesterday when we added a cozy seating area and dining area with plump cushions and bright pillows. After all, this is Southern California and we practically live outside!

Now back to the price, it must be competitive; we've had three offers, but alas those prospective buyers either had property or problems that prevented them from claiming this cutie as their own. She's back on the market with a fresh new look and I'm looking forward to tomorrow's open house. This improvement was as uplifting for the agent as it was for the listing!
